Entering the Year of Politics, Megapolitan Developments Hold Expansion

PT Megapolitan Develompments Tbk (EMDE) will expand cautiously until 2019 because it has entered the political year. Companies tend to set conservative growth targets this year.

Megapolitan Develompments Director Ronald Trisna Wihardja said political activities had an impact on the purchasing power of property to the public, consumers tended to be more careful in deciding to purchase property in the political year.

"If I see based on the first quarter there is no influence, but historically the political year people are more careful because buying a house must be paid in installments for five years, ten years. But if a political year like this will have an effect," said Ronald at the Indonesia Stock Exchange Building , Thursday (5/24).

For this reason, this year the company is not targeting the addition of landbanks, but rather focuses on working on two projects that are currently running.

The company targets marketing sales of Rp 565 billion, up 61.42% from the value of sales at the end of last year, which until the end of this year. As of the first quarter of 2018, the company has pocketed 57% of this total target, but the company has not planned to revise its target, given there is no certainty in this quarter and thereafter.

Meanwhile, the company's revenue target is likely to be conservative this year. only predicted to rise 20% from Rp 396.68 billion last year.

"Maybe if we make a revision in the fourth quarter," Ronald added.

 

Issue Bonds

The company is also reviewing plans to issue bonds worth Rp 150 billion in the third quarter. This is the first time the company has issued bonds since becoming a 2011 public company.

"This is the first time we have issued bonds, to strengthen the company's finances," said Ronald.

He considered the issuance of bonds this time was only the beginning for the company to start developing its 200 hectare land in Sentul, West Java.
